Mahindra Holidays and Resorts India is preparing to launch its first luxury property under the Mahindra Signature Resorts brand in Theog by FY27, marking its formal entry into the leisure hospitality segment. Additional Signature resorts are expected to follow from the next financial year.
The expansion is driven by rising demand for short, experience-led holidays, stronger connectivity and a growing preference for immersive travel. The company notes that travellers now take nearly 30 days of holidays a year, with 80% seeking meaningful, local experiences. With branded penetration still low, India’s leisure market is projected to touch $4 billion by FY30.
Mahindra Holidays has committed ₹1,000 crore to its new subsidiary, Mahindra Hotels and Residences India, while maintaining an asset-light approach funded largely through internal accruals. The Signature brand targets 2,000 keys by FY30. Parallelly, the company is renovating several existing resorts and rebranding Club Mahindra to Club M as part of a broader premiumisation strategy.
